About PropArch · Pune / MahaRERA first

AI agents do the work. Humans approve. That's the whole idea.

We're building the agentic operating system for Indian residential real estate — software that does the operational work and waits for a human to approve every rupee and every compliance gate. We started where it's hardest.

The wedge

A CRM remembers. An agent acts.

The CRM most teams run is a filing cabinet you have to operate. It remembers what you told it and waits. Bolting an AI chatbot onto the front of a filing cabinet doesn't change who does the work — it just gives the cabinet a friendlier way to ask you to do it.

An agentic system inverts that. The software does the work — qualifies the lead, drafts the next move, assembles the booking — and stops at the line that matters, where a human approves the money and the compliance. The human keeps the keys; the agent does the lifting.

Indian residential real estate has been waiting for the second kind. Portal leads go cold in minutes. A whole sales floor runs on one fragile master-Excel that breaks somewhere past 200 units. And RERA makes a mistake expensive — a double-booked unit or a missed quarterly filing isn't an inconvenience, it's a liability. That is exactly the kind of work software should carry, and exactly the kind of decision a human should keep.

A CRM remembers. An agent acts — and waits for your yes.

If this is the argument you've already been making in your own head — come build it with us.

Why Pune

We started where it's hardest.

We didn't start in the easiest market. We started on Pune's sales floors — under one of the most strictly enforced RERA regimes in the country — and built the agent that should have existed.

The rationale is public, not a boast: since the MahaRERA separate-account regime took effect on 1 July 2024, the discipline on how booking money is held and reported has been real and audited. Build for the regime that audits you hardest, and the rest of India is downhill.

And the texture is specific because the work is: the master-Excel that breaks past 200 units, demand letters chased by hand, brokerage disputes nobody logged, the quarterly RERA QPR scramble, the unit that got double-booked because two people were editing the same sheet. Micro-markets that behave like different cities — Hinjewadi, Wakad, Kharadi, Baner — each with its own ₹/sq-ft reality and its own channel-partner economics.

Build for the regime that audits you hardest, and the rest of India is downhill.
What we believe

Five convictions. Each one grounded.

  1. Humans approve money and compliance — always. The agent assembles the booking; the Ledger gate holds it until you click yes. No rupee moves and no compliance line is crossed without a human tap.
  2. Glass-box over black-box. Every agent action is shown, attributed, and reversible — you can see why it did what it did. We chose this on purpose; trust is not a setting you toggle on later.
  3. Compliance is a feature, not a disclaimer. The Section 13 cap is a hard gate, not a guideline, and the RERA quarterly return assembles itself from the ledger instead of being rebuilt by hand every quarter.
  4. The channel partner is a partner to protect, not a cost to minimise. First-registered-wins attribution settles who introduced the lead before the dispute starts, and the payout reconciles to the rupee.
  5. India-native by default. WhatsApp, English · हिंदी · मराठी, and ₹ lakh / crore are how the product thinks — not a localisation pass bolted on after a US build.
We chose glass-box on purpose. Trust is not a setting you toggle on later.
Where we are, honestly

No logos to show you yet.

We don't have a wall of logos yet. What we have is a product built shoulder-to-shoulder with people who run real Pune sales floors — and the room for you to shape what comes next.

We'd rather show you that than a wall. You can tell within a few minutes whether software actually understands your business: whether it knows the master-Excel, the demand-letter chase, the brokerage dispute nobody logged, the QPR scramble, the double-booked unit. That knowledge is the proof we can stand behind.

So this is the offer, plainly: we're onboarding our first Pune developers and channel-partner firms now. You influence the roadmap, you get white-glove onboarding, and you build the category in your own city.

No logos to show off — yet. Just a product that already knows your plumbing.
